This is a review of Lentor Mansion in Singapore’s District 26, the 5th condo development to be launched in the new Lentor township. With a site area spanning almost 22,00 sq m, the mansion-style development boasts the largest land plot in the new Lentor precinct. What are the Prices for Lentor Mansion?

During its launch sale over the weekend of 16-17 March 2024, Lentor Mansion sold 400 (75%) out of a total of 533 units. In terms of price per square foot (psf), units sold ranged from $2,104 psf to $2,478 psf.

This makes it the second best-selling project in the new Lentor private residential precinct after Lentor Modern, which sold 84% of its total units when it was launched on 17 September 2022.

The most popular were the 2-bedrooms, with all 214 units sold. As for the 3-, 4-, and 5-bedrooms, their take-up rate is 84%, 16%, and 13% respectively.

99% of buyers of Lentor Mansion were Singaporeans and permanent residents, mainly comprising owner-occupiers with a balanced mix of singles and young families.

In April 2023, GuocoLand and Intrepid Investments were awarded the 235,371 sq ft Lentor Mansion site at the Government Land Sale (GLS). They clinched the site with a sole bid of $486.8 million, which works out to a land rate of $985 psf per plot ratio (psf ppr).

As it has the second lowest land rate amongst the six land parcels tendered so far (see comparison below), Lentor Mansion's attractive launch prices and its distinctive mansion-living concept” inspired by Singapore’s black-and-white bungalows, have contributed to its stellar performance.

This is in stark contrast to the other nearby developments that have been launched recently, namely Lentoria and Hillock Green, which saw a take-up rate of just 18.7% and 27.6% respectively. Their average selling price during launch was $2,120 psf and $2,108 psf.
