Lyndenwoods Design Concepts

Lyndenwoods is designed to integrate modern living with nature, taking inspiration from the Linden tree, a timeless symbol of tranquillity and renewal.

Architecture Concept

The architectural concept, named "The Tree of Life", envisions the development as a vertical tree element. It features a distinctive "4-block" massing with Sky Terraces on every residential floor, linking the building wings and providing space for community interaction.

The design incorporates a point block layout with just 3-4 units per level, optimising sunlight, airflow, and ventilation while enhancing privacy. All units will have a North-South orientation with naturally-ventilated kitchens and bathrooms - a rarity not found in most condominium developments.

As a non-PPVC development, Lyndenwoods offers the flexibility to configure room layouts to suit individual needs. Units are designed with passive features like balconies and shading to reduce heat gain, and are orientated to minimise direct sun exposure, enhancing natural ventilation and creating a cool environment.

Landscape Design Concept

Its landscaping is also inspired by "The Tree of Life" and the Fibonacci sequence found in nature. Drawing from the forest layers of Kent Ridge Park, the design aims to expand the greenery network, integrate with surrounding nature, and create urban habitats that support biodiversity.

This vision creates an enjoyable dwelling experience immersed in nature.

Planting Concept

  • Vibrant Gateway (2F -8F): A lively, colourful entrance to the eco link adorned with a variety of vibrant flowers, colourful and big leafy plants.
  • Diverse Eco Link (9F-16F): A mix of small and large leaves, along with white variegated and green colours, attracts birds and butterflies, creating a vibrant ecosystem on the tower building.
  • Silver Eco Garden (17F-24F): Fine-textured plants with silver or white variegated leaves, including small trees, shrubs, and creepers, creating a bright and dream-like nature walk.

The development comprises five buildings, including Citadines Science Park Singapore, a 250-room hotel residence that began operations in February 2024.

Some key features of Geneo include:

Being near the National University of Singapore, National University Hospital, One-North, Kent Ridge Park, and other recreational facilities, it will foster a live, work, play, and study environment.

Comparative Market Analysis

There have been three mixed developments launched in One-North in the last two years (see below).

Project Launch Date Average Launch Price (psf)
Blossoms by the Park 29 April 2023 $2,423 psf
The Hill @ One-North 22 April 2024 $2,595 psf
Bloomsbury Residences 13 April 2025 $2,474 psf

However, to assess the investment potential of One-North's residential properties more accurately, we will examine the price trends of three developments launched even earlier. An extended timeframe will ensure a more accurate evaluation by smoothing out short-term fluctuations and revealing underlying market trends.

These three developments are:

  1. One-North Eden (launched 25 April 2021)
  2. The Rochester (launched July 2007)
  3. One-North Residences (launched March 2007)
Comparative Market Analysis - Average Price Trend of One-North Eden vs Rochester Residences vs One-North Residences

Average Price Trends: One-North Eden vs Rochester Residences vs One-North Residences

According to the chart above, the following are the average price gains (psf) since their launch:

  1. One-North Eden (launched 25 April 2021): +19.05%
  2. The Rochester (launched July 2007): +22.28%
  3. One-North Residences (launched March 2007): +80.56%

The above figures reflect the investment potential of properties in One-North, except for The Rochester. This is can be attributed its much higher launch price.

The Rochester was launched at the market's peak in July 2007, achieving an average price of $1,300 psf. This was about 30% higher than the average price of $900 psf at which One-North Residences was launched just three months earlier in March 2007.

Therefore, despite Lyndenwoods' and One-North's promising investment potential, it is important to assess the launch prices carefully before making an investment decision. To receive the latest updates, please WhatsApp me.
