The development of JLD will revolve around four main themes - Hub for Future Economy, New Paradigm of Mobility, Smart Sustainable District and District of Gardens and Waters. In fact, it has been dubbed Singapore’s second CBD.
Jurong Innovation District (JID)
Served by six future Jurong Region Line (JRL) stations, it will be an industrial district for advanced manufacturing supported by an ecosystem of manufacturers, technology providers, researchers and education institutions such as the Nanyang Technological University. JID is envisioned to be a sustainable and livable industrial estate of the future with a vibrant ecosystem for advanced engineering. It will also be home to a thriving industry-academia collaborations.
Tuas Mega Port
By leveraging on advanced automation and more efficient processes, this next-generation port can handle 65 million TEUs when fully operational by 2040s. This will be double the volume handled by all of Singapore's ports combined today. The port’s global reach and connectivity will also benefit factories in Tuas and Jurong with quicker production-to-market turnarounds.
Blossoms By The Park – An Investment Perspective
Whether buying for investment or own stay, Blossoms By The Park is worthy of serious consideration.
Firstly, for those looking for investment, they are unlikely to face a shortage of tenants due to the limited housing options within One-North. The only developments in One-North currently are The Rochester (TOP 2011) and One-North Residences (TOP 2009). There are two other older developments at the fringe of One-North - Dover Parkview (TOP 2000) and Heritage View (TOP 1997).
Hence, it is no surprise that 85% of units in One-North Eden was snapped up at its launch weekend in April.
Other than rental yield, residential properties in One-North have also done well in term of capital appreciation Below, we take a look at how One-North Residences and The Rochester have performed since their launch.
Based on average quarterly price, the highest One-North Residences and Rochester Residences have achieved since launch is $1,626 psf (up 76%) and $1,553 psf (up 22%) respectively. This attests to the investment potential for properties in One-North.
Moreover, Blossoms By The Park is situated at the heart of the vibrant high-tech, R&D and innovation hub. And with the Singapore government committing $25 billion in the next five year to boost its R&D capabilities, cementing One-North’s position as the leading “Silicon Valley” in Asia, more global tech firms can be expected to set up their operations here.
Coupled with its favourable location with an abundance of local and international schools, easy access to a wide range of amenities and an excellent public transport network that links it directly to the Central Business District and Downtown Singapore, it is unsurprising residential properties in One-North are fetching a healthy average rental yield of 3.2%-3.5%. This is higher than many of those in the prime District 9 such as Orchard Road, Newton and Novena.
But do note that it may face some competition from several new developments. These include the 165-unit One-North Eden and 1,862-unit Normanton Park. Both are expected to be completed in 2023. In addition, there is another development beside Blossoms By The Park consisting of about 140 units that should be launched shortly.
Nevertheless, Normanton Park is located beside Science Park 1 and at the fringe of One-North. Given its less favourable location with nearest MRT station (One-North) 5 minutes' drive away, it should pose less of a direct competition.
In the longer-term investment perspective, One-North will benefit from the transformation of the Greater Southern Waterfront and the West Region (Jurong Lake District, Jurong Innovation District and Tuas Mega Port).
These transformations are expected to bring about a more exciting environment to work-live-learn-play. This will be achieved by creating more job opportunities supported by essential amenities and leisure facilities. Green corridors and nature parks will also be developed to enhance the quality of living.
As these transformations are still at a nascent stage, a new property such as Blossoms By The Park will provide astute property investors the first-mover advantage.
Another appeal of Blossoms By The Park is its proximity to an abundance of greenery that provides a tranquil living environment. Together with the quaint colonial bungalows and apartments dotting the estate and Rail Corridor nearby, residents can look forward to a unique living experience that combines modernity, nature and an old-world charm.
