When calculating your home loan in Singapore, keep these critical market factors in mind:

Floating vs. Fixed Interest Rates: Bank loans in Singapore are typically floating (pegged to 1M or 3M Compounded SORA) or fixed for an initial 2- to 3-year lock-in period. Small changes in interest rates can significantly affect your monthly payment.

Medium-Term Stress Test Rates: The Monetary Authority of Singapore (MAS) requires financial institutions to evaluate loan affordability using higher floor interest rates (e.g., 4% or higher for residential properties) to ensure borrowers can handle rate increases.

Loan-To-Value (LTV) Limits: Bank loans currently offer a maximum LTV of 75% (requiring a 25% down payment with at least 5% in cash and the balance in either CPF or cash, or a combination of both).
