Why Understanding Your Amortisation Schedule Matters

1. Front-Loaded Interest Costs

Because Singapore mortgages use an amortising loan structure, your interest cost is calculated on the remaining loan balance. During Years 1 through 5, interest costs are at their highest. Seeing this breakdown helps you evaluate refinancing options or partial capital repayments early in the loan cycle.

2. Planning Refinancing and Lock-In Periods

Most bank loans in Singapore commonly come with a 2- or 3-year lock-in period. By examining your amortisation schedule at Year 3 or Year 5, for example, you can see your exact remaining loan balance when preparing to reprice or refinance to a lower SORA-pegged rate.

3. CPF Capital Repayments vs. Accrued Interest

If you finance your mortgage using your CPF OA, you build up 2.5% annual accrued interest—the interest your CPF money would have earned if left untouched. This amount must be refunded to your CPF account when you sell your home.
