Lucerne Grand will be developed by City Developments Limited (CDL), a globally recognised real estate corporation listed on the Singapore Stock Exchange. With over six decades of experience, CDL has delivered over 53,000 residential units and manages over 23 million square feet of gross floor area in 29 nations.
As a leader in sustainable development, it was awarded 23 BCA Green Mark certifications, more than any other private developer under this scheme. In 2024, it also became the first to win the BCA Company of the Year award while retaining its Quality Champion designation for 12 consecutive years.

What are the Launch Prices for Lucerne Grand?
The launch prices for Lucerne Grand have not been released yet. However, based on its land price of $1,132 psf ppr, which translates to an estimated breakeven cost of $2,181 psf, it is likely to sell at an average price of $2,400 psf to $2,500 psf.
For context, the nearby Sora has transacted at approximately $2,326 psf, while Lakegarden Residences has averaged $2,189 psf (as of May 4, 2026). Both developments were launched in 2024, when land costs were lower.
However, it must be noted that these two developments are not within walking distance of their nearest MRT station, which is also Lakeside.
Thus, Lucerne Grand is expected to be priced at a premium over them due to its more favourable location.

Lucerne Grand is located at Lakeside Drive in Singapore’s District 22, and at the heart of the Jurong Lake District (JLD) transformation, one of the most ambitious and transformative projects to develop it into the second-largest CBD under the URA's Master Plan.
The property sits on a highly desirable land plot next to the Lakeside MRT Station and close to the Jurong Lake Gardens.
The upcoming Jurong East integrated transport hub is only two MRT stations away.
Facing its West side is the Lakefront Residences, which was launched in 2014. And facing the East across the Jurong River is Yuan Ching Secondary School.
MRT Connectivity
Lucerne Grand enjoys excellent MRT connectivity as the Lakeside MRT station on the East West Line is located only about 50m away. Two train stations away is the Jurong East MRT interchange, which is currently being redeveloped into an Integrated Transport Hub.

As for the other two developments - Lakepoint and Lakeshore - they have also recorded respectable outcomes with annualised gains of approximately 3.51% and 3.83%, respectively. While not really head-turning, their results suggest steady, sustainable growth over time.
Meanwhile, against the backdrop of rising land costs across Singapore, an estimated launch price between $2,400 to $2,500 psf for Lucerne Grand appears reasonable.
For comparison, Vela Bay at Bayshore achieved an average launch price of $2,886 psf at its sales launch on April 25, 2026, with about 72% of its 515 units taken up.
However, this higher pricing should be viewed in context - its land cost of $1,388 psf per plot ratio (ppr) is higher than Lucerne Grand’s estimated $1,132 psf ppr, suggesting that Lucerne Grand may offer relatively better value from a cost perspective despite both developments being located in the Outside Central Region (OCR).
