Wynwood Grand EC is developed by City Developments Limited (CDL), one of Singapore's most established property developers, founded in 1963 and listed on the SGX.

A subsidiary of the Hong Leong Group, CDL has developed more than 55,000 homes across more than 20 countries.

Within the EC segment specifically, CDL's portfolio includes Copen Grand, Lumina Grand, and Piermont Grand.

What are the Prices for Wynwood Grand?

The prices for Wynwood Grand have yet to be released. But based on its land cost of $782 psf per plot ratio (psf ppr), the project is estimated to launch at an average price of approximately $1,900 to $2,000 psf.

Its pricing is likely to be influenced by the competitive landscape. Another EC project located less than 200 metres away was awarded to Sim Lian Group at a slightly higher land cost of $794 psf ppr.

With both developments competing for a similar pool of buyers, CDL is likely to adopt a competitive pricing strategy to clear its stock.

For perspective, Rivelle Tampines, the latest EC launched in March 2026, was sold at an average selling price of $1,893 psf. Its land cost was slightly lower at $768 psf ppr.

Hence, Wynwood Grand’s estimated launch price in the $1,900–$2,000 psf range would represent a relatively modest premium, broadly reflecting its higher land cost while remaining competitive against recent EC launches.

 

Where is Wynwood Grand Located?

The development is within a 5-minute walk from Woodlands South MRT Station on the Thomson-East Coast Line.

One stop away is the Woodlands Regional Centre. Under the URA master plan, it has been designated as the commercial hub of Singapore's Northern Gateway, placing residents within reach of both established heartland amenities in Woodlands, Marsiling and Admiralty, and the more office-led precinct around Woods Square and the Civic Centre.

Two MRT stations away is Woodlands North, the terminus for the Johor-Singapore RTS, which is slated to start operation in January 2027. This will provide residents with convenient access to additional shopping, entertainment and dining options.

The Thomson-East Coast Line runs directly to Orchard Road and Marina Bay, with a future extension planned toward Changi Airport.

Two stops in the opposite direction is Woodlands North, the Singapore terminus of the Johor Bahru–Singapore RTS Link. Once operational, the RTS Link is expected to move about 10,000 passengers per hour in each direction across the Causeway - a significant boost for cross-border commuters.

Two more interchanges lie within easy reach: Bright Hill (Cross Island Line), four stops away, and Caldecott (Circle Line), six stops away. Together, these connections put much of the island within a single transfer or two.

Wynwood Grand will appeal to those who value doorstep access to Woodlands South MRT, direct adjacency to Woodlands Health Campus, and the broader transformation of Woodlands Regional Centre under URA's Master Plan.

It will also benefit from pent-up demand, especially from HDB upgraders in the surrounding areas, with the last executive condo launch in the area being Northwave back in 2016.

The robust demand for properties in Woodlands was clearly demonstrated by Norwood Grand, launched in October 2024. The project sold 292 of its 348 units (84%) over its launch weekend at an average price of about S$2,067 psf. This made it the best‑selling private residential launch of 2024, underscoring the confidence in the north region’s growth trajectory.

 

A Record Land Bid for Second EC Plot at Woodlands Drive 17

After the tender for Wynwood Grand’s site, Sim Lian Group paid a record $794 psf ppr for the adjacent Woodlands Drive 17 EC site in January 2026, five months later. Sim Lian's plot is larger, expected to yield around 560 units against roughly 430 at Wynwood Grand, and is expected to preview around April 2027.

The record EC land bid represents a vote of confidence in the location. As it is unlikely to be launched at prices lower than Wynwood Grand, this ill further spur demand.
