What are the Prices for Canberra Crescent?

The prices for Canberra Crescent are not available yet. However, based on its land cost, it is estimated to sell at an average price of $1,800 psf to $1,900 psf.

During the government land sales in July 2024, Kheng Leong and Low Keng Huat jointly submitted a top bid of $279 million for the 219,985 sq ft site. This works out to a land rate of $793 psf per plot ratio (psf ppr).

This is lower than the land rate of recent new launches such as Lentor Central Residences ($982 psf ppr) and Norwood Grand ($904 psf ppr).

When these two developments were launched, they achieved an average selling price of $2,200 psf and $2,067 psf, respectively. Hence, Canberra Crescent will offer a compelling investment opportunity in a fast-growing region.

  4. District 18 (Tampines/Pasir Ris): +71.61%

The slower rate of capital appreciation for District 25 and District 27 (north region) can be attributed to their later development. Therein lies the opportunity for astute property investors to seize the "first-mover" advantage before property prices accelerate when URA's vision to transform the region fully materialises.
