What are the Prices for Emerald of Katong?

The prices of Emerald of Katong are not available yet. Nevertheless, we can gauge its average selling price based on its land bid cost and prices of recent new launches in the area, such as Tembusu Grand, Grand Dunman, and The Continuum.

At the government land tender in July 2023, Sim Lian Group submitted the highest bid of $828.8 million or $1,069 psf per plot ratio (psf ppr).

This compared favourably with the land cost for Tembusu Grand ($1,302 psf ppr), The Continuum ($1,488 psf ppr), and Grand Dunman ($1,350 psf ppr). Currently, Tembusu Grand and Grand Dunman are selling at an average price of about $2,500 psf and The Continuum around $2,800, with the latter costlier due to its freehold status.

Given Emerald of Katong’s lower land cost and competition from other projects, it could potentially be launched at an average price of $2,300-$2,400 psf. This would be a very enticing price for a RCR project in the popular District 15.
