During the launch sale on February 25, 102 out of 270 residential units (about 37.78%) were sold at an average price of $2,650 psf.
This is below the 70% to 85% sales achieved at new project launches last year amid a slew of upcoming new developments such as The Botany At Dairy Farm, Lentor Hills Residences, Blossoms By The Park, Tembusu Grand, The Continuum, and Grand Dunman.
Terra Hill, which occupies the former Flynn Park site, was sold en bloc to a joint venture of Hoi Hup Realty and Sunway Developments for $371 million.
With a site area of 208,443 sq ft and a plot ratio of 1.4, this works out to approximately S$1,355 psf per plot ratio (psf ppr). But after factoring the 7% bonus balconies, the land cost is about S$1,318 psf ppr.
Where is Terra Hill Condo Located?
Terra Hill Condo is located at Yew Siang Road, a short cul-de-sac just off Pasir Panjang Road. Behind it is the Kent Ridge Park while the Pasir Panjang MRT station and Food Centre lie in the opposite direction merely 350m away.
Next to the food centre is the Pasir Panjang Linear Park, which stretches from the Labrador Nature Park to West Coast Park and runs along the shoreline of the Greater Southern Waterfront.
Being tucked away at the end of Yew Siang Road and surrounded by mostly landed and low-rise private housing, there is little traffic. Hence, residents can look forward to a quiet and green living environment.
2-3 bus stops away from Terra Hill Condo are the Mapletree Business City, Pasir Panjang Power District (which will be conserved and transformed into a lifestyle hub), and the Alexandra Retail Centre (ARC).
A Green and Serene Living Environment
Terra Hill will offer a rare hillside living as it is located at the foot of Kent Ridge Park. Kent Ridge Park is part of the 10km-long Southern Ridges, which also includes HortPark, Telok Blangah Hill Park, Labrador Nature Reserve, and Mount Faber Park.
The Southern Ridges is home to a wide variety of flora and fauna, and it also offers panoramic views of the city, harbour and the Southern Islands.
One of the highlights of the Southern Ridges is the Canopy Walk, a 280m-long elevated boardwalk that cuts through the secondary forest and offers great views of the surroundings and sea.
There is a path near Terra Hill co do that leads directly to it.
Being surrounded by greenery amid low-density housing, residents will enjoy an abundance of fresh air, and even some sea breezes due to its proximity to the southern shoreline. Given the ongoing covid-19 pandemic, Terra Hill will provide a place of residence to rejuvenate one’s mind, body and soul, as well as taking a break from the stress of modern living.
Labrador Nature Park Network
Plans are afoot to expand the Labrador Nature Park Network to further strengthen ecological connectivity between the Labrador Nature Reserve and its surrounding green areas.
Besides the existing Labrador Nature Reserve, which is part of the Southern Ridges, and the Pasir Panjang Linear Park, which will be extended (refer to picture), four more nature parks have been planned.
These parks will be linked by park connectors, providing an even greener, more pleasant, and healthier living environment for residents. These four nature parks are:
- King's Dock Park slated to be completed by 2024
- Alexandra Nature Park to be completed around 2025
- Berlayer Creek Nature Park
- Park at the former Keppel Club site
The latter two parks will only be developed in tandem with new housing developments taking place from 2025.

Terra Hill Condo is a city-fringe development that enjoys proximity to many business, research, education, and major employment hubs.
For example, the Central Business District and Orchard Road are just 14 minutes drive away Even nearer are one-north, the National University of Singapore, and National University Hospital (9 minutes drive), Singapore Science Park (9 minutes drive), Alexandra Technopark (3 minutes drive), and Mapletree Business City (2 minutes drive).
Many of these major employment hubs are home to mega international banks like JPMorgan Chase & Co., Bank of America, CitiGroup, and HSBC, as well as multi-national corporations like Google, Microsoft, Samsung, Cisco, Unilever, Sennheiser, Hewlett Packard and Hitachi, just to name a few.
Meanwhile, a new commercial development is being built atop the Pasir Panjang sub-power station next to the Labrador MRT station. Known as Labrador Tower, it will offer premium office space totalling approximately 670,000 sq ft with an integrated two storey retail/F&B amenities podium.
Slated to be completed by 2024 and just one stop from the Pasir Panjang MRT station, this will add to the vibrancy of the precinct and is part of the transformation of the Greater Southern Waterfront.
Many of these places are directly linked by the MRT network (more on this below). Having such convenient transport connecgivity, Terra Hill will appeal to poeple working in these areas, or those who find properties in the city too expensive.
An Excellent Transport Network
Terra Hill Condo is only a short walk, or 350m, from the Pasir Panjang MRT station on the Circle Line. It provides direct access to one-north, National University of Singapore, and National University Hospital which are 2-3 stops away.
On the opposite direction and 3 stops away is the HarbourFront station, where Vivocity is located. Vivocity is the largest shopping complex in Singapore that offers visitors a unique waterfront shopping and dining experience.
Across the sea is Sentosa, which can be reached by taking a walk across the boardwalk, or hopping onto a monorail or bus.
MRT Interchanges – Terra Hill is 4 stops from the Buona Vista MRT interchange (Circle and East-West Lines), and 3 stops to the HarbourFront MRT interchange (Circle and North-East Lines).
By 2025, when the full Circle Line is completed with the addition of the Keppel, Cantonment, and Prince Edward stations, residents will have a direct link to the Marina Bay interchange (Circle and North-South Lines). A further stop from it is the Bayfront interchange (Circle and Downtown Lines).
With so many train interchanges within easy access, residents will enjoy convenient commute to almost every parts of Singapore.
Public Buses and Expressways
There are several public buses (Bus Number 10, 30, 51, 143, and 175) along Pasir Panjang Road that provide direct services to places like Tanjong Pagar, Raffles Place, Orchard Road, Singapore General Hospital, Chinatown, City Hall, and Bugis.
Bus 175, on the opposite direction, will end up at Clementi Central, a vibrant town centre with two shopping malls - Clementi Mall and 321 Clementi.
They add to the already excellent public transport network, which will offer residents the option of doing away with owning a car.
Nevertheless, for those who drive, the West Coast Highway, Ayer Rajah Expressway (AYE), and Marina Coast Expressway (MCE) can be reached between 4 – 10 minutes.
Shopping Malls And Amenities Near Terra Hill
The nearest shopping mall is Alexandra Retail Centre (ARC), just three bus stops from Terra Hill. Although not large, it home to several popular restaurants such Ichiban Sushi, SBCD Korean Tofu House, and Canton Paradise, as well as fast-food outlets like McDonald’s, Burger King, and Kentucky Fried Chicken.
There is also a Unity pharmacy, FairPrice supermarket, Cristofori Music School, and a childcare centre, among many others.
The other shopping malls, which are slightly further away include:
Vivocity – Three MRT stations away, it is Singapore’s largest mall with 1,077,382 sq ft of Net Leasable Area NLA spread over a three-storey shopping complex and two basement levels. It is touted as a family, tourist and lifestyle destination providing a unique waterfront shopping and dining experience.
HarbourFront Centre - A thriving mixed-use development comprising office and retail space, F&B outlets, and an international cruise centre. It is linked to the HarbourFront MRT station and Vivocity, providing a seamless shopping experience.
Queensway Shopping Centre – It is one of Singapore’s most popular malls for sports apparel, sports gear, and many sports-related merchandises.
Anchorpoint – A small 2-storey shopping mall along Alexandra Road well-known for its factory outlets. These include Billabong, Keith & Charles, Cotton On, and D&C. A few popular food outlets such as Fish Mart Sakuraya, Jack’s Place, TCC, and Xin Wang Hong Kong Café can also be found there. In addition, there is a Koufu food court and a Cold Storage supermarket.
IKEA (Alexandra) – A well-known Swedish furnishing brand that offers a wide range of household merchandise at affordable prices. It is also a very popular place to visit for value-for-money meals, especially their delicious Swedish meatballs.
Star Vista – Four stops from Terra Hill, it is located next to the Buona Vista MRT station. Besides being a retail mall, it is also a civic and cultural centre (The Star Performing Arts Centre). With shops, restaurants, and a Cold Storage supermarket, it serves the needs of residents, students and working population in the immediate vicinity.
Viva Vista And Icon @ Pasir Panjang - Located beside each other and at the junction of Pasir Panjang Road and South Buona Vista Road, these two small mixed-use developments have a couple of small shops and F&B outlets. These include a pub, restaurants, pet shop, fruit shop, and a provision shop.
Besides the above-mentioned shopping malls, major shopping and lifestyle destinations like Orchard Road, Marina Bay, Chinatown, City Hall, Bugis, and Jurong East can be easily reached via public transport.
Other Amenities
For grocery shopping, residents need not travel far. They can get them at Hao mart located at the basement of Bijou, a 120-unit mixed-use development at the entrance of Yew Siang Road.
Alternatively, residents may visit the Pasir Panjang Wholesale Centre, Singapore’s main supply and distribution centre for fruits, vegetables and dried goods. It is only six bus stops away.
For those not intending to cook, a good variety of food can be found at the Pasir Panjang Food Centre, coffee shops, and small eateries along the main road.
Recreational And Leisure Attractions
Despite its laid-back nature, many people may be surprised that Pasir Panjang has quite a number of interesting recreational and leisure attractions. Best of all, they are all near Terra Hill, which adds to its appeal for own stay or investment. These include the following:
Sentosa And Downtown South – Sentosa is Singapore’s premier lifestyle destination located opposite Vivocity. It is just 3 MRT stations away. Besides the Universal Studio, there are many other recreational and leisure attractions spread over the island. These include the Adventure Cove Waterpark, Nestopia, Mega Adventure Park, Hydrodash Floating Aqua Park, iFly, Madam Tussauds and many other attractions.
Meanwhile, plans are underway to remake Sentosa into a leading "playground" in Asia over the next two to three decades. Under the Sentosa-Brani Master Plan, there will be a comprehensive redevelopment of Sentosa and Pulau Brani into a “game-changing leisure and tourism destination”.
Pulau Brani, which is currently a port terminal, will relocate to Tuas by 2027. The vacated site will be transformed into a theme park named Downtown South. It is also part of the master plan to develop the Greater Southern Waterfront, which will bring a great deal of vibrancy to the areas around it.
Reflections At Bukit Chandu – Located almost next to Terra Hill, it is a heritage centre that recounts the Battle of Pasir Panjang during World War II against the Japanese invasion. Housed in a bungalow that bears art deco influences that date back to the 1930s, it pays tribute to the Malay Regiment that engaged in a heroic last stand against the ferocious Japanese invaders.
Pasir Panjang Power District – Located along the southern coastline, it used to provide the power for Singapore’s industrialisation in the early post-war years. Vacated in the 1980s, there are plans to transform the tranquil waterfront site into a vibrant, mixed-use lifestyle destination.
Gillman Barracks – A contemporary art enclave, it will be transformed into a lifestyle hub with a focus on sustainability. Just five bus stops away, the precinct will feature pet-friendly cafes and bars with live music, as well as a new playground for families, among other attractions.
Haw Par Villa – Located next to the Haw Par Villa MRT station just one stop away, it is a Chinese theme park with sculptures and large dioramas that depict scenes from Chinese mythology, folklore and literature works such as Journey To The West and Water Margin.
Perhaps, its most famous attraction is the Ten Courts of Hell which depicts gruesome punishments in the afterlife for sinners.

For those who are looking to gain priority admission into Primary 1, unfortunately there is just one primary school within a 1-2km radius – Blangah Rise Primary School.

Terra Hill Condo, with its combination of greenery, tranquillity, convenience, and an excellent public transport network, coupled with a rare hillside living experience, it will certainly appeal to many – whether for their own stay or investment.
Moreover, its proximity to major employment hubs and education institutions makes it an ideal place to live, work, play, and study.
But quite surprisingly, Pasir Panjang has remained rather low-key among RCR properties like those in Mountbatten, Katong, and Marine Parade in Singapore’s District 15 This may be attributed to its lack of sizeable new property launches in recent years, except for the Kent Ridge Hill Residences (498 condos + 50 landed units) launched in November 2018.
As such, property prices are also lower, which will offer investors an attractive option and first-mover advantage as the development of the Greater Southern Waterfront gathers pace.
Moreover, Pasir Panjang is dominated by mostly small to mid-size residential developments. Therefore, the 271-unit Terra Hill can be expected to generate quite a buzz.
Relocation of Pasir Panjang Terminal
The Pasir Panjang Port Terminal is expected to be relocated to Tuas by 2040, freeing up a substantial tract of land for a new waterfront district. It will have mixed uses, which include housing, commercial, cultural and entertainment developments.
Just 500m from Terra Hill Condo, these developments will bring significant vibrancy to the precinct. In turn, they will help to underpin property prices.
Although 2040 may seem a little far, property prices can be expected to be positively impacted during the run-up to this date. For those looking for longer-term investment, Terra Hill will provide the first-mover advantage.
Property Price Trends in District 5
But how have properties fared in District 5 so far. Let’s examine the following three developments:
- The Maylea – a 88-unit condo at Pasir Panjang Road
- The Stellar – a 162-unit condo at West Coast Road
- Kent Ridge Hill Residences – a 498 condo + 50 landed-unit development at South Buona Road
The Maylea and The Stellar are freehold condos launched in September 2005, while Kent Ridge Hill Residences is a 99-year leasehold residential development launched in November 2018.
As can be seen from the above chart, the average price of The Stellar (+160.45%) outperformed The Maylea (+125.56%) since launch.
What is notable is that a larger development like The Stellar seems to offer better investment potential although it is located further away from the MRT station.
With regard to Terra Hill, it is not only a larger development but also very near the MRT station.
Next, let’s examine how Kent Hill Residences has performed. Since its launch in November 2018, its average price has gained 14.3% despite it being further away from the Pasir Panjang MRT station (9 minutes walk as compared to 4 minutes for Terra Hill). Considering it is a new development and still under construction, it has performed quite well.
Given that it is fully sold, this attests to its favourable locational attributes and investment potential amid the transformation of the Greater Southern Waterfront.
And as mentioned at the beginning of this review, upcoming RCR condos in District15 are expected to be launched at higher prices.
