Located next to the Dakota MRT station on the Circle Line, it is just one stop to the Paya Lebar Sub-Regional Centre where the Paya Lebar MRT interchange (Circle and East-West Lines) is located. Who is the Developer for Grand Dunman?
Sing-Haiyi Jade, a unit of SingHaiyi Group, and CSC Land are the developers for Grand Dunman.
SingHaiyi Group is a fast-growing, diversified company focused on property development, investment and management services. Besides an established track record in residential property development, it also manages a diversified portfolio of income-generating assets in the commercial and retail sectors.
Some of its recent residential projects include the award-winning Parc Clematis, The Gazania, City Suites, and The Vales.
Some of the accolades it has received include the Building and Construction Authority (BCA) “CONQUAS STAR” rating for City Suites and the Vales, as well as several design and architecture awards from PropertyGuru and Asia Property.
What are the Prices for Grand Dunman?
Joint developers SingHaiyi Group and CSC Land Group sold 550 out of 1,008 units at Grand Dunman during its sales launch on 16 July 2023. This translates to a take-up rate of 54.6% with an average selling price of $2,500 psf.
About 90% of the buyers were Singaporeans, with another 9% Singapore Permanent Residents and 1% foreigners.
A good spread of units ranging from 1-, 2- and 3-Bedroom, including Dual-key units, were sold. This was led by the 2-Bedders (77%), followed by the 3-Bedders (61%), and 1-Bedders (58%).

- 1-Bedroom + Study (549sf): $1.338m ($2,437 psf).
- 2-Bedroom (667sf): $1.554m ($2,330 psf).

- 2-Bedroom Dual Key (721sf): $1.770m ($2,455 psf).
- 3-Bedroom (958sf): $2.212m ($2,309 psf).

- 3-Bedroom Dual Key (1,055sf): $2.505m ($2,374 psf).

At the government land sales for the site on 2 June 2022, Sing-Haiyi Jade and CSG Land submitted a top bid of $1.284 billion, which works out to a land price of $1,350 psf ppr.
For comparison, during the launch of Pinetree Hill on the same weekend, it achieved an average selling price of $2,460 psf. And back on 8 April 2023, Tembusu Grand achieved an average price of $2,465 psf.
Where is Grand Dunman Condo Located?
The Grand Dunman condo is located at Dunman Road and next to the Geylang River. Towards its north, south, and east, the areas are dominated by landed and low-rise housing. This will ensure good air ventilation throughout the site while units facing the south will get pockets of view of East Coast Park and the sea.
Towards its west and across the Geylang River is Dakota Crescent, a predominantly HDB precinct.
The Dakota MRT station on the Circle Line and the popular Old Airport Road Feed Centre is merely 2-3 minutes and 6-7 minutes walk from the condo development, respectively.

In conclusion, Grand Dunman may offer promising investment potential as the developer is likely to price their units attractively due to the large number it needs to sell within five years or face hefty ABSD fines from the government.
At the same time, it will be facing competition from two other upcoming property launches nearby:

- The 638-unit 99-year leasehold condo - Tembusu Grand
Despite the choices property buyers are given from the upcoming new launches, those looking for steep discounts are likely to be disappointed. This is because the inventory of unsold units in the market currently is very low, roughly around 15,000 in total - a 15-year low.
Moreover, recent property launches have seen very strong take-up rates, attesting to the strong underlying demand.
Lastly, the expected launch of Meyer Park in 2024, following its en bloc sale in February 2023, will likely set a new benchmark for District 15. Estimated to be launched around $3,100 psf on average, this will help to underpin property prices in the area.
