This is a review of the Ki Residences condo @ Sunset Way, a 999-year leasehold condo development located in the exclusive Sunset Way estate (off Clementi Road) and at the fringe of the city. It will occupy the Former Site of Brookvale Park Condo with a sprawling 373,008 sqft of land. With a plot ratio of 1.6, the site will yield a total gross floor area (GFA) of 656,494 sqft, inclusive of the 10% bonus area for balcony.

Given the scarcity of such land in Singapore, such a property is expected to attract strong interest, especially when the government will no longer be selling land with more than 99-year leases. Hence, freehold and 999-year leasehold land will only come from existing stocks owned privately and made available through private or en-bloc sales.
Recently, there have been much talk about lease decay affecting the value of HDB flats. However, with a 999-year lease for the Ki Residences, much of the fear will be largely negated.

Picturesque Ulu Pandan Canal
The Sungei Ulu Pandan (or Ulu Pandan Canal) is located near the Clementi Arcade and there is a bridge that provides a short-cut to the Clementi housing estate and MRT station.
Running alongside the canal is the Ulu Pandan Park Connector. It stretches all the way from Jurong East to the Pandan Reservoir and Buona Vista, passing by the housing estates of Ghim Moh, Ulu Pandan, Clementi and Sunset Way.
Due to its picturesque and tranquil surroundings, it is a very popular place for joggers, cyclists and families to bring their children for some outdoor fun, such as scooting or roller-blading.
Along the banks of the canal, a rich variety of flora and fauna can be found. Sightings of birds such as the Black-naped Oriole, Striated Heron, Little Egret, Swiftlets, Sulphur Crested Cockatoo, Oriental Dollarbird, Rose-ringed Parakeet, Kingfishers and majestic raptors like the Grey-headed Fish Eagle are frequently be spotted.
And often, visitors or residents passing through the area may catch birds feeding on fishes off the canal or searching for prey amongst the grassland. Apart from birds, families of otters, monitor lizards and tortoises can also be seen sometimes.
One of the unmistakable landmark of Ulu Pandan Canal is the disused truss bridge. It is a defunct railway track that was part of the former Keretapi Tanah Melayu (KTM) Jurong Line which has been decommissioned since the 1970s. Similar to ones in Upper Bukit Timah and King Albert Park, it will be conserved as part of the Singapore’s heritage.
Nevertheless, remnants of old farms can still be seen along the railway where fruit trees such as durian and jackfruit can be found. However, the land has been taken over by community farming where residents have been allotted small parcels of land to grow fruits and vegetables. In the future, more of such small scale cultivation could be encouraged along other areas of the Railway Lands near housing estates to enable Singaporeans can learn about food production.

This will reduce the distance from 1.5 km to just 500m. In other words, the walking time to the main road will be reduced by two-third to just 6 minutes, with the bus-stops close by.
In the future, there may potentially be a new Cross Island Line MRT station being built near Sunset Way, which will greatly improve accessibility and travelling convenience (more on this below).
The Ki Residences condo is close to many major Expressways such as the Ayer Rajah Expressway (AYE), Pan-Island Expressway (PIE) and Bukit Timah Expressway (BKE). These expressways can be reached within a short 10-minute drive and provide convenient access to some of Singapore's major economic zones. These include:

Potential MRT Station Near Ki Residences
In the future, there will be a Sunset Way MRT station on Cross Island Line (CRL). Phase 1 of the Cross Island Line will be from Chanqi Aviation Park to Bright Hill and it is targeted to be completed by 2029. Phase 2 and 3 will see it extend to Jurong although no further details have been announced yet.
The Cross Island Line(CRL) is Singapore's eighth MRT line. It will be the longest fully underground line spanning more than 50 km that will serve existing and future developments in the eastern, western, and north-eastern corridors. These include major hubs such as Jurong Lake District, Punggol Digital District and Changi region.
When operational, it will have the highest number of interchange stations. In addition, almost half the stations will be linked to existing rail stations, which could include the King Albert Park and Clementi MRT stations.
The new station will be close to Ki Residences and it will also serve those studying in Ngee Ann Polytechnic, Singapore University of Social Sciences and SIM Global Education (see map) nearby.
With the building of the Sunset Way MRT station, it can be expected to spur new developments along the new line to the benefit properties around it.
