Although the land price for Rivelle @ Tampines hit a record high of $768 psf ppr when it was awarded in October 2024, it was surpassed by the Woodlands Drive 17 EC land tender, which set a new record of $782 psf ppr.

All the projects have met with extremely strong demand, selling 98.8%, 87.8%, 53.7%, and 83.6%, respectively, duirng their launch. Beside rising land prices, the decline in mortgage rates has also boosted demand. Therefore, the buoyant sentiment is likely to spillover into upcoming new launches.

To better assess the performance of executive condominiums in Tampines, we will analyse three executive condos launched in the early 2010s - Citylife @ Tampines, Trilliant Tampines, and ARC @ Tampines. They are chosen due to their longer track history, which will provide us with ample transaction data for a more accurate market evaluation.
In Chart 1 below, it shows their average per square foot (psf) price performances since launch. (Note: The latest executive condos - Tenet and Aurelle of Tampines - which were only launched in December 2022 and March 2025, respectively, are excluded from the analysis due to the lack resale data).
