Building Orientation and Distance Between Blocks
All the blocks will have a North-South orientation. Thus, all units will avoid either the direct morning or afternoon sun.
At the same time, the distance between the front-facing blocks is a good 40m apart, which is very generous by today's standard.
Besides offering residents greater privacy, it will also provide better cross-ventilation across the development.

What are the Prices for Tembusu Grand Condo?
Tembusu Grand condo, launched on 8 April 2023, was sold at an average price of $2,465 psf. 340 out of 638 units were taken up, which made up 53.3% of total units.
About 90% of the buyers were Singaporeans while permanent residents and foreigners made up the rest.
Of the 340 units sold, 70% were the 1-Bedroom+Study, 2-Bedroom, and 2-Bedroom+Study types. 3-, 4-, and 5-Bedroom types accounted for the balance.
The result is better than the 25 February 2023 launch of Terra Hill in District 5, which sold 37.78% of total units at an average price of $2,650 psf.
Meanwhile, below are the launch prices for Tembusu Grand condo:
- 1-Bedroom+Study: from $1.248 million ($2,368 psf).
- 2-Bedroom: from $1.548 million ($2,321 psf).
- 3-Bedroom: from $2.278 million ($2,531 psf).

During the government land sale of the Jalan Tembusu site in November 2022, it attracted strong interest from eight housing developers. CDL emerged the winner with a top bid of $768 million, which works out to a land rate of $1,302 psf ppr.
For comparison, Meyer Park located about 1.1km away, has recently been successfully sold en bloc to United Venture Development, an 80/20 joint-venture (JV) company between UOL Group and Singapore Land Group. At a land rate of $1,668 psf ppr (per square foot per plot ratio), the freehold development is estimated to be launched around $3,100 psf, which will set a new benchmark for District 15.
Hence, at an average price of $2,465 psf for Tembusu Grand condo, it offers a very attractive option despite its 99-year leasehold status.
Land Cost Comparison - Tembusu Grand Vs Upcoming New Launches
Below is a comparison of the land cost for some of the upcoming developments in District 15. As can be seen, Tembusu Grand has the lowest land cost, which will provide property investors the "first-mover" advantage.
This is because the subsequent developments will be launched at higher prices, which will help to underpin property values in the district in the process. Notably, the en bloc of Meyer Park at such a price shows property developers are still confident of the market.

Tembusu Grand condo is located at Jalan Tembusu in Singapore’s vibrant and bustling District 15, and within one of Singapore's highly coveted conservation areas.
Next to it is the Canadian International School, while the Tanjong Katong Primary School and Tanjong Katong Girls’ School are less than 5 minutes’ walk away.
The nearest MRT station is Tanjong Katong (TE25) on the Thomson-East Coast Line. Located within a 8-minutes walk. it is slated to be completed in 2024. when operational, it will provide a direct route to the Marina Bay area, as well as Singapore's financial district.
As the area is predominantly a low-rise private residential enclave, it will enjoy mostly unobstructed views of the East Coast Park and sea, which are less than 1km away.

Review Conclusion – An Investment Perspective
As the area around Tembusu Grand is dominated by private landed housing and small condos, not many comparable condos of roughly the same sizes are available. Hence, for our investment analysis, the following properties have been chosen due to their proximity and age, which will provide us sufficient data over time to gauge their performances:
- Haig Court: a 360-unit freehold condominium development completed 2004.
- Cote D’Azur: a 612-units 99-year leasehold condominium completed in 2004.
- Dakota Residences: a 348-unit 99-year leasehold condominium completed in 2010.
- Waterbank @ Dakota: a 616-unit 99-year leasehold condominium completed in 2013.
Except for Haig Court, which is freehold situated next to Tembusu Grand, the other three are 99-year leasehold condos located approximately 1km from it. They should provide us an insight into how both freehold and 99-year leasehold developments have performed in the area.
As can be seen in Chart 1 above, the following are the average price appreciation for the respective condos:
- Haig Court (completed in 2004): +186.04%.
- Cote D’Azur (completed in 2004): +154.53%.
- Dakota Residences (completed in 2010): +71.03%.
- Waterbank @ Dakota (completed in 2013): +45.45%.

Overall, all four developments have performed well since their launch after taking into consideration their different ages. Meanwhile, below are some interesting observations:
- The smaller 360-unit freehold Haig Court has outperformed the larger 612-unit 99-year leasehold Cote D’Azur although both were completed in 2004.
- The smaller 348-unit 99-year leasehold Dakota Residences outperformed the larger 616-unit 99-year leasehold Waterbank @ Dakota despite the former being a tad further from the Dakota MRT station. (Note: Both developments are in District 14 but lie at the edge of the more popular District 15. They are chosen for the comparative study due to their proximity to Tembusu Grand condo).
As can be seen, it seems to indicate that mid-size condo developments with 300+ units offer better capital appreciation potential than larger ones with 600+ units. This may be due to the supply-side factor - the larger the development, the greater the competition when owners decide to sell.
Given that Tembusu Grand is a 638-unit condo development, this may be a factor to take into consideration when deciding which property to invest in.
Average Rental Yields of Condos
- Haig Court (completed in 2004): 2.3%.
- Cote D’Azur (completed in 2004): 2.9%.
- Dakota Residences (completed in 2010): 3.0%.
- Waterbank @ Dakota (completed in 2013): 3.5%.
Average rental yields are quite decent overall, and this could be attributed to their proximity to prestigious schools such as Tao Nan and Tanjong Katong Primary School.
In fact, rental yields are more attractive than many of those in the Core Central Region (CCR), which are hovering in the mid-to low-2% level. Competition from Upcoming New Condo Launches
Property investors may wish to take note of two other upcoming condo launches in District 15. They are:
- The 816-unit Continuum, a freehold condo development at Thiam Siew Avenue.
- The 1,035-unit Grand Dunman, a 99-year leasehold condo development next to the Dakota MRT station.
Besides the above, another site opposite Tembusu Grand is expected to be launched in March 2023 under the government land sale (GLS) programme. Expected to yield about 840 units, the response of housing developers will be closely watched given that the area will be seeing a slew of new property launches totalling 2,530 units [Tembusu Grand (638 units) + The Continuum (816 units) + Grand Dunman (1,076 units)].
In conclusion, the upcoming supply and competition by real estate developers to clear their units are likely to temper the rapid rise in property prices.
In addition, economic headwinds and rising interest rates have added a degree of caution to the property market after rising sharply in the last two years. Property prices gained 10.6% in 2021 and 8.4% in 2022, according to flash estimates released by the Urban Redevelopment Authority (URA).
However, those looking for a sharp correction in property prices will likely be disappointed as the market is forecast to rise 3-4% next year. This can be attributed to the low inventory of unsold units in the market, estimated to be about 15,000 to 16,000 units – a 15-year low.
As can be seen in Chart 2 below, private property prices have risen sharply on the back of dwindling unsold inventory in the market.
Property prices are also expected to be supported by the following factors:
- Strong demand from HDB upgraders.
- Healthy household balance sheets.
- An absence of property speculation following a slew of property cooling measures over the years.
- High rental demand helps to offset rising mortgage payments.
- High land and construction costs, with GST hike adding to the upward pressure on prices.
- The inflow of foreign funds after Singapore and China relaxed their covid-19 restrictions on travel.
Lastly, following the en bloc of Meyer Park, it is estimated to be launched around $3,100 psf on average. This will likely set a new benchmark for District 15, underpinning property prices in the process.
Hence, Tembusu Grand's estimated launch price of $2,450 psf on average can still offer an enticing opportunity before prices rise further.
