This is an in-depth property review of Arina East Residences, a new freehold condo development by ZACD Group located at Tanjong Rhu in Singapore’s District 15. Formerly known as La Ville, it was acquired through a collective sale for S$152 million.
It will be the first new launch in Tanjong Rhu in 13 years.
With a site area of 47,012 sq ft and a plot ratio of 2.1, it will comprise two 20-storey tower blocks totalling 107 units of 1- to 4-bedroom+study.

Arina East Residences Design Features
Arina East Residences is meticulously designed to meet the discerning needs of both homebuyers and property investors.

Arina East Residences will be redeveloped from the former La Ville condominium located at Tanjong Rhu. It was acquired by the ZACD Group via a collective sale in December 2021 for $152 million.
This translates to a land rate of $1,540 psf per plot ratio (ppr) for the 47,012 sq ft freehold site. After factoring in an additional 7% bonus gross floor area (GFA), the unit land rate is about $1,477 psf ppr.

As can be seen from the chart above, the average prices of all three developments have registered significant gains since they were launched:
- Crystal Rhu: +131.06% (launched in February 1999).

Nevertheless, the launch prices of Arian East Residences need to be carefully considered vis-a-vis the other freehold developments in District 15.
