What are the Prices for Canberra Crescent Residences?

During the launch of Canberra Crescent Residences on 3 August 2025, the project sold 150 (39.9%) of its 376 units at an average price of S$1,974β€―psf.

Buyers were primarily HDB upgraders from District 27, with strong interest in two- and three-bedroom units, which collectively accounted for 80% of the sales.

Canberra Crescent Residences is the first new Canberra private condo project in four years after the launch of The Watergardens at Canberra and The Commodore in 2021.

During the government land sales in July 2024, Kheng Leong and Low Keng Huat jointly submitted a top bid of $279 million for the 219,985 sq ft site. This works out to a land rate of $793 psf per plot ratio (psf ppr).

This is lower than the land rate of recent new launches such as Lentor Central Residences ($982 psf ppr) and Norwood Grand ($904 psf ppr).

When these two developments were launched, they achieved an average selling price of $2,200 psf and $2,067 psf, respectively. Hence, Canberra Crescent Residences offers a compelling investment opportunity in a fast-growing region.

Canberra Crescent Residences features four 12-storey towers with units oriented away from adjacent blocks to prevent overlooking and provide greater privacy. The development is meticulously designed to create a harmonious and adaptable home environment.

Architecture Design

The architectural design prioritises flexibility and customisation.

Employing Non-PPVC construction, the development allows for maximum personalisation of unit layouts. This is facilitated by non-structural 100 mm-thick partition walls between bedrooms, enabling reconfiguration of spaces to suit evolving needs, and providing residents the choice to adapt their homes to their lifestyle and future needs.

Landscape Design

Block and Site Design

Blocks are also situated away from the Category 2 driveway (Sembawang Road) to minimise disturbance. Units are strategically oriented to avoid the western sun and primarily overlook the development's facilities or the lush greenery and heritage black-and-white houses of Canberra.

The slower rate of capital appreciation for District 25 and District 27 (north region) can be attributed to their later development.
