What are the Prices for River Green Condo?

During the sales launch of River Green, Wing Tai Holdings sold 460 (87.8%) out of a total of 524 units, making it the best-selling project in the Core Central Region (CCR) in 2025.

The average sales price achieved was $3,130 psf, with prices starting from $2,846 psf. About 98% of the buyers were Singaporeans and permanent residents, with the remaining foreigners. The development attracted a diverse range of buyers, including HDB upgraders from the Rest of Central Region (RCR), young professionals, and families.

They were drawn to the project's proximity to the Great World MRT, CBD, a wide range of amenities, and highly sought-after schools.

The interest in prime districts has also been piqued by recent government land sales, which saw top bids of $1,410 psf per plot ratio for a site at Dunearn Road and $1,432 psf ppr for a parcel at Holland Link.

For comparison, the land tender for the River Green Condo (River Valley Green Parcel A) site on 20 June 2024 was awarded to Winchamp Investment, a subsidiary of Wing Tai Holdings, after it submitted a top bid of nearly $464 million. This translates to a land cost of $1,325 psf ppr.

This is the third-highest land rate among the three other sites tendered recently in the River Valley/Zion Road area, which include:

  • Zyon Grand (Zion Road Parcel A): Awarded to a joint venture between CDL and Mitsui Fudosan on 16 April at a land rate of $1,202 psf ppr. It will be a mixed development with residential, long-stay apartments, and a retail podium.
  • Promenade Peak (Zion Road Parcel B): Awarded to Allgreen Properties on 19 July 2024 at a land rate of $1,304 psf ppr. It is a standalone condominium development.
  • River Modern (River Valley Green Parcel B): Awarded to GuocoLand on 7 February 2025 at a land rate of $1,420 psf ppr. It will be a mixed development with commercial on the first storey.

with two government land sales in the Outside Central Region (OCR) hitting $1,388 psf ppr for the Bayshore site (18 March 2025) and $1,376 psf ppr for the Chuan Grove site (8 July 2025) - higher than the land costs of three out of four River Valley/Zion Road sites - this may present a strategic opprtunity for those looking to invest in a property in the River Valley/Zion Road areas.

In comparison, the following are the land cost for the River Valley/Zion Road sites:

  • Zyon Grand (Zion Road Parcel A): $1,202 psf ppr.
  • Promenade Peak (Zion Road Parcel B): $1,304 psf ppr.
  • River Green (River Valley Green Parcel A): $1,325 psf ppr.
  • River Modern (River Valley Green Parcel B): $1,420 psf ppr.
