This is a property review of River Green Condo, a 99-year leasehold development located next to the Great World MRT station on the Thomson-East Coast Line and directly linked to Great World City Shopping Mall, a 3-minute walk away.
It will be developed by Winchamp Investment Pte Ltd, a subsidiary of Wing Tai Holdings and one of Singapore’s major real estate conglomerates.

It has since developed into one of the big property developers in Singapore with assets totalling $4.5 billion.
Renowned for its portfolio of residential developments with thoughtful design, liveability, and the incorporation of sustainable building practices, it has received many industry awards. These include the President's Design Award, Architectural Heritage Award, and Façade Design Excellence Award.

What are the Prices for River Green Condo?
The prices for the River Green Condo are not available yet.
However, based on recent new property launches nearby and the land cost, River Green Condo is expected to sell at an average price of $2,700 psf to $2,800 psf. This is slightly lower than recent transactions around $2,800 psf to $2,900 psf for Irwell Hill Residences nearby.
This is because Irwell Hill Residences has a higher land cost of $1,515 psf ppr when it was awarded in January 2020.
For the River Green Condo site (River Valley Green Parcel A), it was awarded to Winchamp Investment, a subsidiary of Wing Tai Holdings, on 20 June 2024 after it submitted a top bid of nearly $464 million. This translates to a land cost of $1,325 psf ppr.
This is the third-highest land rate among the three other sites tendered recently in the area, which include:
- Zion Road (Parcel A): Awarded to a joint venture between CDL and Mitsui Fudosan on 16 April at a land rate of $1,202 psf ppr. It will be a mixed development with residential, long-stay apartments, and a retail podium.
- Zion Road (Parcel B): Awarded to Allgreen Properties on 19 July 2024 at a land rate of $1,304 psf ppr. The condo development will be known as Promenade Peak.
- River Valley Green (Parcel B): Awarded to GuocoLand on 7 February 2025 at a land rate of $1,420 psf ppr. It will be a mixed development with commercial on the first storey.
Given the lower land cost of Zion Road Parcel A and Parcel B sites, Wing Tai may be forced to launch its project more competitively to clear as many units as possible before the other new projects hit the market.
However, homebuyers and property investors may still hold back to assess their options ahead of other upcoming new launches before deciding.
Where is River Green Condo Located?
River Green Condo is located at River Valley Green, just off the main River Valley Road, in Singapore’s prime District 9. It is a 3-minute walk from Great World City Shopping Mall and a short stroll to Kim Seng Park and the Singapore River.
Next to it is the Great World MRT station on the Thomson-East Coast Line, which is just one stop from the Orchard MRT interchange (Thomson-East Coast/North-South Lines).
