The above data illustrated in the chart reveals a generally positive trend across most developments since their respective launches, with the exception being The Rochester Residences.
The Rochester Residences' underperformance can be primarily attributed to its elevated launch price. Launched in July 2007, it commanded an average selling price of $1,300 psf. This is significantly higher than the average $900 psf for One-North Eden launched just four months prior.
This disparity in entry pricing underscores the importance of strategic valuation, as elevated initial price points can erode long-term returns on investment (ROI).
Another critical factor is location and connectivity. While most developments in this analysis are within walking distance of an MRT station, Bloomsbury Residences requires a connecting bus ride to the nearest MRT station.
While this may not pose a major concern for residents with private transport, it could be a disadvantage for those relying on public transport. This added inconvenience may also affect the rentability and long-term demand for the development.
However, this seemingly had little impact on Normanton Park, which was sold out despite not being located near an MRT station. This could be attributed to its attractive pricing, scarcity of new launches in the vicinity, and other positive attributes highlighted earlier in this review.

One-North Land Sales
Although there have been limited new launches in One-North, the URA has stepped up its land sales programme by offering two new parcels - Media Circle Parcel A and B. Both parcels are close to Bloomsbury Residences and they can yield approximately 325 units and 500 units, respectively.
In summary, while the One-North area mostly presents favourable investment opportunities, important factors such as entry price, transportation accessibility, and surrounding developments must be carefully considered before making an informed investment decision.
