Site Location of Parc Greenwich Executive Condo (EC)
Being situated across the Seletar Hills Estate, an idyllic and leafy private landed residential enclave, Parc Greenwich residents will be able to enjoy mostly unobstructed views and clear air for those facing this direction towards the south. However, there will be a little more traffic noise from Yio Chu Kang Road though. Fortunately, it is not a very major road like an expressway.
In terms of public transportation, the Fernvale LRT station is 11 minutes’ walk away - neither too near nor too far. For those who prefer not to walk, Bus number 163 in front of Parc Greenwich EC will take them directly to the station.
The Fernvale LRT is linked to the Sengkang MRT station on the North-East Line (NEL) and is only four stops away.
As Sengkang is a predominantly HDB housing estate, residents can expect to enjoy a wide range of amenities. These include schools, a hospital, food centres, supermarkets, community facilities and several neighbourhood malls.
There is quite a number of executive condos in the estate as well. Some of the newer ones are Ola, Piermont Grand and Rivercove. The nearest to Parc Greenwich EC is the Topiary about 300m away.
The estate also boasts of several parks such as the Sungei Punggol Reservoir, Sengkang Riverside Park and Sengkang Sculpture Park. These parks provide a range of leisure and sporting activities for residents, which will help to enhance the quality of living.

Parc Greenwich executive condo (EC) will offer a total of 496 units comprising of 2- to 5-bedrooms. All the units are quite spacious, which are expected as ECs are built primarily family living.
The 3-bedrooms make up the majority of the unit mix, accounting for 74% of total. It also has the most configurations - 6. This shows that the developer is trying to strike a balance between affordability and spaciousness as more people work from home nowadays due to the Covid-19 pandemic.
Some of the units also have removable walls to provide flexibility to configure the spaces according to the owners' preference.
All units come with quality bathroom provisions from Gerberit and Hansgrohe, sanitary ware from Bravat and kitchen appliances from Bosch.
When it comes to flooring, porcelain tiles are provided for living/dining/kitchen/yard/bathroom, and vinyl plank for bedroom. FCL Lodge Pte Ltd has clinched the site during the government land sale (GLS) in March 2020 by submitting the top bid of S$286.54 million. This translates into a land cost of about S$555 psf ppr.
This compares quite favourably to Provence Residence at Canberra ($566 psf ppr) and Parc Central Residences at Tampines ($578 psf ppr). During their recent launches, these two developments were sold at an average price of $1,142 and $1,117 respectively.

Compass One – It is the biggest shopping mall in Sengkang and conveniently located in the town centre. It boasts numerous facilities and a comprehensive mix of more than 180 established brands that provide a wide range of products and services. Apart from dining and shopping, there are a number of children’s enrichment centres, a playground and a public library that occupies two levels.
Rivervale Plaza – Located at Sengkang New Town, it is a relatively small neighbourhood shopping mall about 9 minutes’ drive from Parc Greenwich. Nevertheless, it offers many little comforts for residents living in the estate. It houses a number of eateries, ranging from restaurants and fast-food outlets to food courts. Previously, Sengkang was considered “ulu” or remote by many. But today, it is a bustling housing estate with lots of amenities. It is also admired for its beautiful riverside and nature parks. These parks provide residents with many fun activities, such as having a leisure stroll, jogging, cycling, canoeing and even bird-watching.
Sengkang’s riverside parks are linked by the North Eastern Riverine Loop (NERL) - a part of Singapore’s Park Connector Network (PCN) – The 26-km NERL links up to four parks – Punggol Park, Punggol Point Park, Punggol Waterway Park, and Sengkang Riverside Park – and runs through the housing estates of Buangkok, Sengkang, and Punggol. It also extends into the rustic landscapes of Punggol Beach, Punggol Promenade and Lorong Halus Wetland.
Sengkang Riverside Park – It is home to the unique Sengkang Floating Wetland that was constructed to collect and filter rainwater naturally through its aquatic plants. Built and maintained by PUB, it is separate from Sengkang Riverside Park. Running along the perimeter of the wetland is a Fruit Tree Trail that features 16 types of fruit trees. These include mangosteen, pomelo, mango, lime and starfruit, to the more exotic Pond Apple, Island Lychee, Sweetsop, Java Olive and Custard Apple.
The wetland also doubles up as a wildlife habitat and attracts a variety of mangrove birds and damselflies.
Sungei Punggol (or Punggol Reservoir) – It is Singapore’s 16th reservoir and was created by damming two rivers -Sungei Punggol and Sungei Serangoon. The two reservoirs are linked by the Punggol Waterway, which extends towards Sengkang New Town. To better serve the recreational needs of residents, a network of green connectors has been built along the banks of Sungei Punggol. These connectors link the housing precincts to neighbourhood parks, the town and Sengkang Sports Centre.
Sengkang Sculpture Park – It is located in the Compassvale North Gate neighbourhood in Sengkang New Town and is near the Sengkang MRT/LRT station.
It is easily identified by its many interesting sculptures. Built in 2001, its marine theme reflects the estate’s past as a fishing port and harbour. Some of the sculptures include colourful spheres, a patch of grass made to represent the waves in the ocean and one in the shape of a whale's bones.
The Park also consists of two children’s playgrounds where kids can enjoy the various playground structures, climb walls and ride on spring see-saws. There are also fitness equipment and footpaths where residents can have a leisure stroll or jog.
Coney Island – Coney Island Park houses a wide variety of habitats, including coastal forests, grasslands, mangroves, and casuarina woodlands. It is also home to a wide variety of fauna and flora, some of which are critically endangered. The mangrove trail is probably one of the island’s highlights. A walk along the boardwalk through the mangrove forest, visitors may chance upon mudskippers or even water snakes.
Coney Island is also popular destination for bird-watchers. Along the coastal trails are bird-watching huts. About 80 species of birds can be found and these include the Baya Weavers, Oriental Magpie-robin and parakeets.

Parc Greenwich will most likely appeal to HDB upgraders, especially those working in the north-east region, which has become sort of an enclave for executive condos.
Although it is not exactly the most convenient in terms of public transportation, it will appeal to those looking for a tranquil living environment, convenient access to nature parks and a host of amenities.
At the same time, the increased employment opportunities in the North-East with the development of the Punggol Digital District, Sengkang West and Lorong Halus will naturally spur demand for properties.
Hence, it is unsurprising that properties in this part of Singapore have done pretty well by riding on the transformation that has been gradually taking place. Please refer to the Table 1 to see how some executive condos (EC) in the estate have performed.
Of the executive condos (EC) mentioned, The Topiary is closest to Parc Greenwich. In fact, it is just 300m away. As can be seen, it has done very well despite some negative feedback during its launch in 2012 about the lack of amenities and a MRT station.
As Sengkang has developed quite significantly since then and with more exciting developments coming up, the investment potential for Parc Greenwich executive condo (EC) looks bright. Moreover, the recent land tender for an executive condo (EC) site in Tengah has hit a new record of $603 psf ppr, smashing the previous record of $583 psf ppr for the Sumang Walk EC site in Punggol that was awarded in March 2018.
Hence, the Tengah executive condo (EC) will likely be launched between $1,200 to $1,300 psf.
As mentioned earlier, two recent executive condos – Provence Residence and Parc Central Residences were sold at an average price of $1,142 and $1,117 respectively during their launch. Should Parc Greenwich be launched within these levels, it would an attractive entry price given the current bullish market conditions while construction cost have shot up amid the covid-19 pandemic.
Lastly, there is a substantial 38% average price gap between executive condos (EC) and mass market private condos in the Outside Central Region (OCR). This can be seen in Table 2. As a result, ECs are a fantastic choice for budget-conscious buyers or those who want to take a more cautious approach to their property acquisition.
Furthermore, families seeking a larger house at a more affordable price will find executive condos appealing because the lower psf pricing translates to a more manageable overall quantum.
