About The Reef At King’s Dock Waterfront Condo

Former King;s Dock

Former King's Dock

The King's Dock was the second largest in the world when it opened in August 1913 and is now conserved as a heritage site. As part of the Keppel Harbour, it had been instrumental to the economic prosperity of Singapore in the mid-19th century. With the opening of the Suez Canal, Singapore became a major port of call for steamships plying Europe and East Asia. However, the shipyard operations have since moved to Tuas. This spurred the transformation of the harbour into a spectacular and vibrant waterfront city.

The Reef at King’s Dock, which will occupy the vacated strip of land, truly raises the bar for waterfront living with its expansive 180-metre-long floating sun deck with a marine viewing area right at your doorstep - the first ever in a residential development in Singapore.

It will also house several swimming pools – an Olympic-length pool, a leisure pool and a rejuvenation pool.  The design is to provide swimmers with an immersive experience – as though you're swimming within the waters of King’s Dock itself. In addition, the marine viewing area will allow residents and visitors to appreciate the marine ecology in King’s Dock.

As part of the developer's effort to conserve and encourage marine life, the submerged surface of the floating deck has been specially designed to allow the colonisation of corals that, in turn, will attract fishes and other marine life.

Hence, the scale and detail embody the impressive stature of The Reef At King’s Dock and provide a spectacular seaside experience that lets residents be one with the sea. In fact, it has been touted as a “sustainable, next-generation luxury development for discerning urbanites”.

A Marine Sanctuary At King's Dock

Keppel Land, one of the developers of The Reef At King's Dock, has undertaken the challenge not only to build world-class waterfront homes for people, but also a underwater sanctuary for marine life to thrive. To do this, it has embarked on a project to enhance the existing marine habitat in the waters around King's Dock. Corals around Keppel Island nearby are carefully harvested and grown in a nursery before being transplanted onto artificial reefs at the waterfront precinct.

These reef enhancement structures also serve as fish-aggregating devices that will help to improve natural coral growth. The effort has been a success after a underwater survey found fishes such as the monocle bream, orange-spotted rabbitfish, pipefish and copperband butterfly fish flitting around the transplanted corals - signs of a healthy reef environment.

Besides the rich variety of fishes, other marine life such as jellyfish, seahorse, sea slug and sea anemone can also be found.

As part of the conservation of marine life, boat owners at Keppel Bay are encouraged to use biodegradable washing liquids and detergents when cleaning their vessels. Fishing is also not allowed. All these measures are part of Keppel's City Reef project that aims to nurture a kaleidoscope of marine life. A healthy marine ecosystem will help to make the water clearer by filtering away pollutants while attracting more marine life and make it biologically productive. Hence, residents can enjoy the splendour of a thriving sea life that truly enriches their waterfront living experience.

Benefits From The Development of Greater Southern Waterfront

The Reef At King's Dock is located within the Greater Southern Waterfront

The Greater Southern Waterfront

The Reef At King's Dock is situated within the Greater Southern Waterfront, which will stretch over 30km of coastline and covers an area of 2,000 hectares from Marina East to Pasir Panjang. This will be about six times the size of Marina Bay and it is poised to become the most sought-after location to live, work and play. This will be achieved through the following:

  • Development of more leisure, recreational and entertainment facilities for residents
  • More private and public housing options with waterfront promenades and green corridors
  • Job creations under its live-work-play initiative

The development will take place in phases, starting with the former Pasir Panjang Power District, Keppel Club, Mount Faber and Pasir Panjang Linear Park in the next few years.

Pasir Panjang Power District - Built in the 1950s and 60s, the two former power station buildings, along with the surrounding disused industrial structures, will be conserved and repurposed into lifestyle and recreational facilities. Some ideas include turning them into hotels and exhibition spaces together with water features, parks and F&B outlets. There will also be a continuous waterfront promenade that will seamlessly connect to various places of interest.

Green Corridor – The new Pasir Panjang Linear Park will connect West Coast Park to Labrador Nature Reserve and offer park users a glimpse of Pasir Panjang’s working container port and Power District up close. The first phase from the Pasir Panjang MRT station to Jalan Pelepah is scheduled to open in 2021. The green corridor will also link up places of interest along the Greater Southern Waterfront to the hilltops such as Bukit Chandu, Telok Blangah Hill and Mount Faber for visitors to enjoy a distinctive recreational experience. Under study is a new funicular system to bring visitors from the foothills up to the Mount Faber cable car station.

Keppel Club - As part of the Greater Southern Waterfront project, the government will allocate space for 9,000 private and public housing units on the site of Keppel Club when its lease expires in 2021. Occupying a land area of 44 hectares, there will be waterfront promenades, greenery and open spaces.

Job Opportunities Nearer Home – The swanky Mapletree Business Centre and Alexandra Technopark along Pasir Panjang Road and Alexandra Road are home to many multinational corporations. Some of the big names include Google, Samsung, Cisco, Unilever, Microsoft, Sennheiser, Hewlett Packard and Hitachi. With more offices planned for the area, this has the potential to turn it into another Central Business District (CBD) or perhaps, an extension of it. This will be in line with the government’s initiative to have more people work close to their homes.

Besides the above, the other exciting developments include the remaking of Sentosa, the transformation of Pulau Brani into a recreational destination, the development of green corridors and nature recreations plus many more (more information below). With The Reef At King's Dock being launched amidst the transformation of the Greater Southern Waterfront, its provides great investment potential and first mover advantage for astute property investors.

Mapletree Business City

Mapletree Business City

Close Proximity to one-north - Singapore's "Silicon Valley"

Beside the Central Business District and Mapletree Business City, The Reef At King's Dock is also close to one-north, a vibrant research and business park that serves as a fertile ground for research, innovation, and test-bedding. In fact, it is just six stations from Harbourfront via the Circle Line.

one-north is just 6 MRT stations from The Reef At King's Dock

one-north

one-north is an icon of Singapore's knowledge economy. The 200-hectare development houses key growth sectors such as biomedical sciences, info-communications technology and media, and startups, supported by capabilities in science and engineering. It is a dynamic and creative high-tech place for R&D, not unlike the Silicon Valley in the United States. Together with Science Park 1 & 2 and the upcoming Dover Knowledge District, they are envisioned to propel Singapore's future economic growth by attracting knowledge-intensive industries and personnel.

Under the URA Master Plan, new business park developments will integrate with the Rail Corridor nearby, providing vibrant recreational spaces for workers and residents.

Given The Reef At King's Dock direct connectivity to one-north via the MRT Circle Line, this will further enhance its investment potential.

The Reef At King’s Dock Enjoys Excellent Transport Connectivity

The Harbourfront MRT station is an interchange between the Northeast Line and Circle Lines and can be reached within 6 minutes by foot. This offers residents of The Reef At King’s Dock excellent transport accessibility. Furthermore, the Harbourfront station is just one stop from Outram Park - an interchange between the Northeast and East-West Lines.

Extension of MRT Circle Line

Extension of MRT Circle Line

In the meantime, the Circle Line is undergoing an extension from Marina Bay to Harbourfront to close the loop. Three stations will be added between them - Prince Edward, Cantonment and Keppel. Expected to be completed by 2025, this will further improve the connectivity and allows residents to travel conveniently to almost every part of Singapore, in particularly downtown areas like Marina Bay, Raffles Place, City Hall, Chinatown, Bugis and Orchard Road.

For those studying at the National University of Singapore (NUS), the Circle Line will take them direct to the Kent Ridge Station five stops away. A further stop up is one-north, Singapore's "Silicon Valley".

The Reef At King's Dock is also well-served by many public buses, some of which take residents straight into Singapore’s Central Business District (CBD). The journey only takes about 15 minutes. It also takes about the same time to reach the Mapletree Business City in the opposite direction.

For those who drive, residents will have easy access to several expressways, which are all within a short drive from the new waterfront condo – Ayer Rajah Expressway (AYE), East Coast Parkway (ECP) and Marina Coastal Expressway (MCE). It is also close to the West Coast Highway, which will benefit those working in the Western part of Singapore, such as the Pandan Loop industrial estate and the upcoming Jurong Lake District.

With such excellent transport connectivity and choices, residents of The Reef At King's Dock will get to enjoy better commuting experiences.

SGH Campus Master Plan

The Reef At King's Dock also enjoys close proximity to the Singapore General Hospital (SGH) medical cluster, which is just six bus stops or a 10-minute drive away. This provides residents with easy access to a wide range of medical care and services. And under the SGH Campus Master Plan, it will be Singapore's largest medical campus when completed in 2026. The development seeks to provide patients with healthcare that is easily accessible, integrated and seamlessly connected to cutting-edge research and education, which will translate to better health outcomes for patients.

Designed to deliver a seamless continuum of care with a vibrant healthcare ecosystem, the SGH Campus will drive a world-class Academic Medical Centre that will define healthcare for Singapore for years to come. This will be achieved by linking all patient care, education and research facilities as an interconnected healthcare ecosystem.

In addition, the campus is designed to place the community at its heart, featuring easily accessible, eco- and community-friendly social and recreational amenities. There will also be quiet open spaces to provide an oasis for patients, visitors and staff to interact, relax and enjoy the tranquility of the surroundings.

Given Singapore's rapidly ageing population, the expansion of such healthcare facilities will be welcomed by residents living around the area, as well as those in upcoming developments such as The Reef At King's Dock.

Sentosa - A Premier Recreational & Lifestyle Destination

Residents of Reef At King’s Dock has unobstructed view of Sentosa - an island resort off Singapore’s southern coast connected to the city by road, cable car, pedestrian boardwalk and monorail. It is the premier recreational destination where the Universal Studio, Adventure Cove Waterpark, Nestopia, Mega Adventure Park, Hydrodash Floating Aqua Park, iFly, Madam Tussauds and many other attractions are located.

For those who prefer the sun, sand and sea, they have a choice of Siloso, Palawan and Tanjong Beaches. Sentosa is also a popular place for strollers and joggers due to its serene and lush surroundings. However, plans are afoot to remake Sentosa into a leading "playground" in Asia.

Sentosa-Brani Master Plan

Sentosa-Brani Master Plan

Sentosa-Brani Master Plan

Under the Sentosa-Brani Master Plan, there will be a comprehensive redevelopment of Sentosa and Pulau Brani into a “game-changing leisure and tourism destination”. This is also part of the government's plan to remake the Greater Southern Waterfront, which can only benefit The Reef At King's Dock due to the increased buzz and vibrancy it will bring to the area.

The Sentosa-Brani master plan will be implemented in phases over the next two to three decades. The first will be the construction of a 30,000 sq m Sensoryscape. The $90 million project, expected to be completed in 2022, will be about the size of 5.5 football fields. It will connect Resorts World Sentosa in the north to Sentosa’s southern beaches. Comprising a two-tiered walkway, Sensoryscape will have features that stimulate the five senses – such as textured surfaces and plants that respond to touch, a water feature with the sound of cascading water, and visually striking giant flower stalks framing the sides of the thoroughfare.

As part of the larger master plan, Sentosa and Pulau Brani will be redeveloped according to five zones that will provide visitors different experiences with their unique characteristics. These five zones are:

  1. Vibrant Cluster - A festive and attraction zone, it will feature large attractions and an outdoor performance space
  2. Island Heart - At the centre of the entire development, it will have both indoor and outdoor attractions, with views of Mount Serapong
  3. Waterfront - The city-facing Waterfront, which will be located closest to the main Singapore island, will retain its port architecture to commemorate its port heritage
  4. Ridgeline - For nature lovers, it will offer nature and heritage attractions connecting Mount Faber, Pulau Brani, Mount Serapong and Mount Imbiah to Fort Siloso
  5. Beachfront - It will have water-themed attractions for families

In addition to the above, there will be night attractions with customised digital exhibitions and light events based on the five zones. Transport network will also be enhanced to ensure greater accessibility throughout the developments.

Downtown South - Upcoming Theme Park Beside Sentosa

Pulau Brani will be transformed under the Sentosa-Brani master plan into an entertainment and lifestyle destination. A container port located just beside Sentosa, it will be will be renamed Downtown South where new attractions similar to Universal Studios on Sentosa will be built. This was announced by Prime Minister Lee Hsien Loong at his 2019 National Day Rally and is part of the remaking of the Greater Southern Waterfront.

Besides the attractions, there will also be new waterfront promenade and nature trails that will connect to Mount Faber and other nearby nature parks to create a green corridor. Under consideration is a plan to erect a barrage around Pulau Brani to form another reservoir, not unlike the Marina Barrage. If realised, it will offer another destination for water sports enthusiasts to participate in activities such as kayaking, canoeing and water paddling.

With so many exciting developments in the works, the harbourfront precinct will become even more vibrant and a sought-after place to live, work and play. Hence, a new development like The Reef At King's Dock is nicely poised to reap the benefits from the transformation currently underway.

The Rail Corridor & Tanjong Pagar Railway Station Redevelopment

Tanjong Pagar Railway Station is just 4 bus-stops from The Reef At King's Dock

Future Tanjong Pagar Railway Station

The Tanjong Pagar Railway Station will be conserved for its heritage value and redeveloped into a multi-functional community space as part of the revamp of the Rail Corridor stretching from Kranji to Tanjong Pagar. It is just 4 bus-stops from The Reef At King's Dock and provides another interesting lifestyle destination for residents.

Under the winning proposal to redevelop the former railway station is a public park in front of it that will be named Station Green. It will be integrated with the entrance of the upcoming Circle Line Cantonment MRT station. Commuters emerging from the MRT station will be greeted by the conserved railway tracks of old. Other facilities would include an auditorium and art gallery. The entire project will be linked to the Rail Corridor, which is a 25-km "green lung" that passes through almost the entire length of Singapore, providing an oasis away from our urban environment.

The Rail Corridor To Bring More Excitement To The Reef At King's Dock

The Rail Corridor is near The Reef At King's Dock

The Rail Corridor

The Rail Corridor is a former railway line that stretches 24km north to south of Singapore, linking the future Woodlands North Coast and Greater Southern Waterfront.

Conserved as a “green corridor”, it will be transformed into a community space that links 1 million people within 1km of the Rail Corridor. When connected by 2021, it will spur the development of surrounding lands and rejuvenation of older districts. The Rail Corridor will take visitors on a journey through a variety of nature parks, landscapes, communities and unique experiences. These will include new commercial, cultural and entertainment options.

Given its close proximity to The Reef At King's Dock, it will add to the excitement in the area.

Keppel Distripark Redevelopment

The Keppel Distripark is a 15-minute walk from The Reef At King's Dock. With the relocation of the Keppel, Brani and Tanjong Pagar container ports to the Tuas mega port ahead of schedule, they give further impetus to the transformation of the Greater Southern Waterfront. Along with the relocation of the ports, the plot of land currently occupied by the Keppel Distripark has been re-zoned.

Under the URA Master Plan, it is currently listed as "subject to detailed planning". In URA lingo, this means the land use and plot ratio are still in the process of being finalised. Given the prime nature of the land which is beside the future Keppel MRT station and one stop from Harbourfront along the Circle Line, it is likely to be zoned for mixed-use to provide a more dynamic use of the prime land. This means there will be more commercial developments coming up in the foreseeable future. This will further enliven the area to the benefit of a new property like The Reef At King's Dock.

Labrador Park has been designated a Nature Reserve where many historical relics and natural artifacts from the Second World War are found. They were left behind by the former British army that unsuccessfully defended Singapore against the Japanese invasion.

Featuring stunning cliff side views of the sea, it offers picturesque sights of the sea, lush forests and rich biodiversity. The Labrador Nature Reserve is home to 70 kinds of birds, 11 species of butterflies as well as numerous tree species. Nature lovers can explore the area via various nature trails, with one connecting to the Bukit Chermin Boardwalk and onwards to Reflections At Keppel Bay, which is a short walk from The Reef At King's Dock.

Labrador Park is also popular place for a variety of activities. These include jogging, cycling, picnic and having a BBQ party. There are also fitness equipment and two playgrounds, which will keep children sufficiently entertained for a period of time.

Review Conclusion

The Reef At King's Dock ticks many boxes. Besides being a waterfront development right next to the sea, it has great views of Sentosa island and cable cars gliding across the sea to and from Mount Faber. Together with the excellent transportation network and easy access to essential amenities like shopping malls, supermarkets, food places and schools, residents have almost everything right at their doorsteps. Such conveniences will be a boon to many, especially busy working parents with young kids or school-going children.

Moreover, being close to the Central Business District, Mapletree Business City, one-north and the National University of Singapore, those looking for investment will not face a shortage of rental demand. This can be judged from the high rental rates (average yield of 3.0% - 3.5%) commanded by the three nearby waterfront condominiums - Carribean, Reflections At Keppel Bay and Corals At Keppel Bay. This is higher than the 2.5% properties in Orchard Road/Newton/Novena are getting.

The surrounding nature parks and coastal boardwalks will also add to the appeal of The Reef At King's Dock. Besides providing fascinating nature recreation and bird-watching, the lush greenery and serene environment provide great places for a stroll, jog and have a picnic.

Perhaps more importantly, it is smacked right at a pivotal location where the remaking of the Greater Southern Waterfront is taking place. As the transformation gathers pace, the precinct will enjoy even more amenities, leisure facilities and recreational options, making it a highly desirable place to live, work and play. In turn, this will boost property values. Hence, The Reef At King's Dock will present astute property investors the opportunity to seize upon the first mover advantage.
