About Narra Residences Location
Narra Residences is located at the junction of Dairy Farm Walk and Petir Road in Singapore’s District 23 (Bukit Panjang Planning Area).
The area is recognised for its lush, tranquil surroundings, making it an ideal choice for those who wish to live near nature.
Several popular nature parks are located nearby. These include Dairy Farm Nature Park, Hindhede Nature Park and Bukit Timah Nature Reserve, with Dairy Farm Nature Park a mere 6-minute walk from the development.
The Bukit Timah Expressway is less than a minute's drive away, providing residents with a quick and convenient travel to major parts of Singapore.
The nearest train stations are Pending LRT (part of the Bukit Panjang LRT Line) and Hillview MRT (Downtown Line). However, they are approximately 930m and 1.10km from Narra Residences, which may not be considered the most convenient.
However, several public buses are conveniently located next to Narra Residences, including Bus 973, which provides a direct connection to both the Pending LRT and Hillview MRT stations, as well as to Bukit Panjang Plaza.
Transport Connectivity
The nearest train stations are Pending (part of the Bukit Panjang LRT Line) and Hillview MRT (Downtown Line). As they are approximately 930m and 1.10km from Narra Residences, respectively, they may not be considered within comfortable walking distance for many.
However, several public buses are readily available along Petir Road next to the development. Bus 973 brings residents directly to both the train stations, as well as Bukit Panjang, an established town centre with several major shopping malls.
Residents can also take a connecting train on the Downtown Line to Beauty World, a vibrant locale filled with eateries, retail offerings, and entertainment spots.
The Downtown Line also takes residents directly into Downtown Singapore, providing them with more lifestyle options.
Integrated Transport Hub and New MRT Interchange
A new integrated transport hub is currently being developed at Beauty World, which will link the MRT station with a bus interchange and adjoining commercial developments.
This includes a new shopping mall, Bukit V, part of the Reserve Residences integrated development.
One stop from the Beauty World MRT station is King Albert Park, a new MRT interchange between the Downtown Line and Cross Island. When Phase 2 of the Cross Island Line is completed in 2032, it will connect Changi Aviation Park in the East to Jurong Lake District in the West.
These major transport infrastructure developments are expected to bring enhanced connectivity and vibrancy to their surrounding areas, potentially boosting real estate prices.

Beauty World Transformation offer Promising Investment Potential
Under the URA Master Plan, Beauty World will be transformed into a vibrant green urban village anchored by an Integrated Transport Hub, new community building, mixed-use developments (The Reserved Residences), and enhanced park connectors.
Improved connectivity, richer amenities and greener public spaces are also planned to make the precinct more liveable and attractive to homeowners.
For property investors, historically, such infrastructure upgrades and mixed-use nodes near MRT hubs have driven capital values and rental growth. Beauty World is already seeing rising prices in District 21, suggesting further upside as plans are realised (see comparative market analysis below).
An Investment Analysis of the Narra Residences
Judging from the strong demand for recent projects in the area, Narra Residences is expected to perform well. Sentiment is also likely to be boosted by the strong sales of new launches this year.
For example, Dairy Farm Residences, launched in November 2019, is fully sold, while The Botany At Dairy Farm is almost fully sold, as of November 25, 2025.
This attests to the area’s popularity. Despite not being within a comfortable walking distance of an MRT station, the area’s serene environment, proximity to nature parks, and convenient access to a wide range of amenities continue to interest buyers.
This suggests that demand is not solely based on transport considerations, but also on lifestyle choices and overall liveability.
In addition, the ongoing Beauty World transformation into a "green urban village" and the construction of the integrated transport hub will significantly improve the standards of living, connectivity and footfall.
Ultimately, these new developments will further enhance the area’s appeal and potentially spur property values in the area and its surrounding precincts.
The Dairy Farm area is also rapidly becoming an established private residential enclave as the URA has just launched another land parcel, located almost beside Narra Residences, under its second half of 2025 (2H2025) government land sale (GLS) programme. Between this GLS parcel and Narra Residences is a plot designated for "Educational Institution" (refer to the location map above).
This planning decision clearly signals URA’s intention to intensify the area’s development, with the future educational facility supporting the long-term residential growth of the precinct and the surrounding housing estates.
Meanwhile, the projects launched in the Dairy Farm area in recent years include The Skywoods (September 2013), Dairy Farm Residences (November 2019), and The Botany At Dairy Farm (March 2023).
Comparative Market Analysis
Nevertheless, to assess the investment potential of Narra Residences, undertaking a comparative market analysis will offer some insights on how two residential developments nearby have performed since their launch – The Skywoods and Dairy Farm Residences.
The Botany At Dairy Farm has been omitted due to insufficient transaction data to provide any meaningful insights as it was only launched in March 2023.
We will also analyse the 10-year average per square foot (psf) price trend of District 23 to derive historical insights and project potential future price performance (see chart below).
Based on the above chart, the following average price per square foot (psf) gains have been observed.
| Name of Development | No. of Units | Launch Date | Average Price (PSF) Gain Since Launch | Annualised Average Price (PSF) Gain |
| The Skywoods | 420 | September 2013 | 31.27% | ~2.13% |
| Dairy Farm Residences | 460 | November 2019 | 11.58% | ~1.58% |
|
10-Year Average Price (PSF) Gain |
||||
| District 23 | 49.95% | |||
Conclusion
While The Skywoods and Dairy Farm Residences have posted modest annualised price gains of 2.13% and 1.58% respectively, a deeper analysis reveals a more encouraging outlook for investors and homeowners in this location.
Given District 23's relatively strong 49.95% average price gain over the past decade, which significantly outpaced both developments, this suggests that the broader area has experienced strong underlying demand and good growth potential.
Hence, a new development like Narra Residences could reap the benefit from the district’s growth momentum, especially when new amenities, infrastructure upgrades, and URA revitalisation plans come to fruition.
Also, as mentioned earlier, the URA has clear plans to further develop the Dairy Farm Walk precinct, with an "Educational Institution" earmarked for development.
