The pricing for Dunearn House is not available yet.
Nevertheless, given its land cost of $1,410 psf, awarded on 26 June 2025, ppr and recent CCR new launches, Dunearn House is projected to launch at an average price of $3,100 - $3,200 psf. For context, Watten House, launched in March 2024, has achieved an average selling price of about $ 3,258 psf. It is also located in District 11 and is approximately 2km from Dunearn House.
In recent government land tenders, an adjacent site next to Dunearn House was awarded to a joint venture between Wing Tai Holdings and Metro Holdings on 5 May 2026 at $1,625 psf ppr.
In another government land tender at Bukit Timah, located next to the Newton MRT station, the site was awarded to HH Investment at $1,820 psf ppr on 11 November 2025.

Although the Turf City transformation has generated considerable interest, it is important to evaluate the performance of nearby developments to understand the investment potential of District 11.
Given that the Bukit Timah/Dunearn Road enclave is mainly made up of boutique developments, the following four projects - Royalgreen, Pullman Residences, Perfect Ten, and Sixth Avenue Residences - were selected for their relatively larger sizes to better match Dunearn House (see chart below).
Also, most of the developments in the vicinity are freehold and many fall under District 10, but they sit close to the District 11 boundary, just separated by the Bukit Timah Canal.

As illustrated in the chart, three of the four developments - Royalgreen, Pullman Residences, and Perfect Ten - have delivered negative returns since launch, ranging from -0.27% to -2.48%. This underperformance can be attributed to several factors:
- Launched at premium prices compared to the surrounding older developments.
- Hike in ABSD rates in April 2023, which doubles for foreigners to 60%, leading to a slowdown in CCR transactions.
- Demand is mainly supported by owner-occupiers (Singaporeans and permanent residents), leading to slower price growth in the short to medium term.
The outlier is Sixth Avenue Residences, which has delivered strong returns of 134.26% - a clear illustration of the area's investment potential over time. As the oldest of the four developments, it has benefited from a much longer holding period, allowing early buyers to ride through multiple property cycles and capture the area's steady long-term capital appreciation.
As for the underperformance of the other newer developments, it reflects their relatively recent entry points rather than any fundamental weakness in the location.
Given the Turf City transformation into a new residential precinct with up to 20,000 homes and supporting amenities, the long-term outlook is favourable, as reflected by recent land bids, which were 15% to 29% above Dunearn House’s $1,410 psf ppr land cost, signalling growing developer and market confidence in the area.
