During the sales launch of Blossoms By The Park on 29 April 2023, more than 200 out of 275 units (75%) were sold at an average price of $2,423 psf. This is the first development to be launched after the Singapore government hiked additional buyer's stamp duty (ABSD) rates. Effective from 27 April 2023, foreigners buying residential properties in Singapore see the heftiest increase from 30% to 60%.
The developer, EL Development, said all 1- and 2-bedroom units, except for the 2-bedroom penthouses, were fully sold. It added that 96% of the buyers were Singaporean and Singapore permanent residents (PRs), with foreign buyers making up only 4%.
EL Development clinched the Blossoms By The Park site (Parcel A) with a top bid of $320.1 million, beating 9 other developers in a keenly contested government land tender. The only developments in One-North currently are The Rochester (TOP 2011) and One-North Residences (TOP 2009). But do note that it may face some competition from several new developments. These include the 165-unit One-North Eden and 1,862-unit Normanton Park. Both are expected to be completed in 2023. In addition, there is another development beside Blossoms By The Park consisting of about 140 units that should be launched shortly.
Nevertheless, Normanton Park is located beside Science Park 1 and at the fringe of One-North. Given its less favourable location with nearest MRT station (One-North) 5 minutes' drive away, it should pose less of a direct competition.

Green corridors and nature parks will also be developed to enhance the quality of living.
As these transformations are still at a nascent stage, a new property such as Blossoms By The Park will provide astute property investors the first-mover advantage.
Another appeal of Blossoms By The Park is its proximity to an abundance of greenery that provides a tranquil living environment. Together with the quaint colonial bungalows and apartments dotting the estate and Rail Corridor nearby, residents can look forward to a unique living experience that combines modernity, nature and an old-world charm.
Being a mid-size development with just 265 units, Blossoms By The Park will enjoy a certain degree of exclusivity, but still enjoys proximity to a wide range of amenities.
Lastly, with rising land prices and new projects in the Outside Central Region (OCR) hitting $2,000 psf or higher, a Rest of Central Region (RCR) development like Blossoms By The Park will offer a more attractive option.
